ARCHIBUS is an IWMS (Integrated Workplace Management System) suite of applications for real estate, infrastructure and facilities management. It is a solution for managing and optimizing space, operations, and maintenance. ARCHIBUS helps organizations to make informed decisions that optimize ROI (Return on Investment) and lower asset lifecycle costs, in order to reduce their infrastructure and facilities related cost. ARCHIBUS domains

ARCHIBUS is organized into seven distinct domains, each with a set of applications focused on a particular facet of the built environment.

  1. Real properties domain
    Create an electronic inventory of your properties and leases, complete with detailed data on occupancy, leased out and available area, taxes, compliance with regulations, costs, and much more.
  2. Capital projects domain
    It encompasses business applications that identify problems, identify funding, and plan capital to execute the strategic master plan.
  3. Space domain
    It includes a listing of the spaces that a company occupies. How each department is using the occupiable areas and how personnel are assigned to rooms within the inventory. Once you develop an inventory you can internally build apartments for their space usage and build from your current inventory to plan your future space needs.
  4. Maintenance domain
    It helps you manage your reactive maintenance and prevented maintenance by providing tools for scheduling employees and outside contractors, budgeting costs, routing work throughout the system, updating the system with details about completed jobs, and assessing performance and response.
  5. Assets domain
    It includes consoles to manage assets throughout the life cycle. These consoles provide data to enable you to optimize the use and disposal of assets.
  6. Sustainability and risk domain
    It encompasses business applications that work proactively to forecast and minimize risk to the organization, its staff, its productivity or its competitive viability.
  7. Workplace services domain
    It includes the applications, workplace, reservations, service desk and hoteling.

About 6D BIM

6D BIM adds an additional dimension of data into an information model – lifecycle information – to support facilities management (FM) and operation of the built asset, to drive better business outcomes. This data might include information on the maintenance, lifespans and energy performance. 6D BIM is sometimes referred to as integrated BIM or iBIM.

In operation and maintenance stage owner will incur the greatest costs over the lifecycle of the facility. Only 20% of the total cost of a building is spent during design and construction while 80% is spent during operation. Construction industry has traditionally been focused on the upfront capital cost of construction, and doesn’t consider the operational phase. Shifting this focus to better understand the whole lifecycle cost of assets, where most money is proportionally spent, should make for better decision making during the design process, both for cost and sustainability. The earlier you can do this in a project, the greater the value it will add. This is where 6D BIM comes in. At design stage, 6D information enables teams to consider the impact of proposals over the buildings lifecycle. So you can take into account not only capital cost, but the whole life operating cost of the asset. This allows winning projects to be decided on the value they can offer in the long term, but not just on the price for building them.

Suppose that building information modeling is used during the entire design and construction process. Architects and engineers created their designs and 3D BIM models using BIM software. Contractors and subcontractors incorporate additional information and utilize BIM for coordination, construction scheduling (4D BIM), estimation and quantity takeoffs (5D BIM), and fabrication. At handover, owner receives complete data set – models and information (Asset Information Model, also known as AIM). Digital model with 6D data allows building operators to easily manage their information and determine the costs of activities.
